Checking in with your Realtor at the start of this process will save you a lot of headaches and possibly a few mistakes. Call and schedule a time to interview them and they will show up with their full bag of approaches.

So you studied several agents, then interviewed a few of them and came up with a winner. Hopefully, you’re selection is a good one. The next thing to keep in mind is when your home goes on the market, lots of people will be able to view it on the web as well as walking through it with their Realtors. Clean it, pack it and stage it to show like a model home. Look on the web and find some good strategies on home staging. The good news is that you met with your realty broker. The bad news is that you didn’t like what you heard. Well, hopefully you have had an interview with several real estate agents and if they are all coming up with the same pricing guidelines and selling reccomendations, they are probably right and you just don’t want to hear about it. Your option is to not sell at this time, because not following your Realtor’s concepts will end up with a waste of time for every one involved.

Try not to over think this process as it will drive you nuts! Instead, just go room by room and create a list of what needs to happen in each one of them. This should extend outside as well. This list is what needs to be over worked, not your brain.

A lot of getting your home ready is in creating an atmosphere that is different than the one you live in. The first impression a buyer gets from your home will be a lasting one and will be referenced as such. It’s in your power to be known as the house with the great backyard, or the house with the funky smell. As the buyer works through their top home picks, you want yours to be on the top of that list. Many things influence a buyer, so if you’re floor plan doesn’t work for them, that’s one thing. If the house is knocked off the list for being filthy, that’s just a waste of everyone’s time.

Have a plan ready regarding your next move. If not, you will be in a panic when you get an offer and haven’t thought the next steps through. Working with your real estate agent to understand the process you will need to go through when you sell and then buy will help you move right through the process with some ease.

Have patience when dealing with the real estate agent of your choosing. Part of their job is delivering potentially unpleasant news, such as the fact that your property needs repairs before it will sell. While you may not agree with everything said, it is important to follow their advice as much as possible, because it will aid you in selling your home faster.
